About This Project

Mackenzie Commons is an asian-themed indoor shopping centre surrounded by big box stores including retail, restaurants, supermarkets, and entertainment.

Located on Major Mackenzie Drive right off Highway 404, its convenient location can attract lots of traffic. One thing to remember is that all successful malls are located right off a major highway – Yorkdale (Highway 401), Vaughan Mills (Highway 400), Fairview Mall (Highway 404/401) just for example. Take a look at Hillcrest Mall in Richmond Hill located at Yonge and 16th Avenue; great mall with many shops but it lacks the traffic and isn’t considered as successful due to the one reason of it not being close to a major Highway.

This 53 acres shopping complex will function as a key attraction and landmark for consumers and businesses both locally and internationally. The development will feature a 200,000 square foot indoor shopping centre comprised of over 530 shops, a 60,000 square foot supermarket and over 400,000 square feet of additional retail space – all within a pedestrian-friendly urban environment. To accommodate this large site, there will be approximately 2,000 parking spots – all parking will be ground level which makes it very convenient.

Unique Stores not found in other shopping complexes

This development is trying to set itself apart from others by including unique big box stores. Walmart and Canadian Tire both showed interest in leasing a space but their applications were rejected. The developers don’t want it to look like any other shopping complex.

Mackenzie Commons will be the future home of a Target retail store, an American retail company that is the second largest in the United States. Finally they are coming to Canada and will be giving Walmart some good competition! Mackenzie Commons’ Target store will be the first in Ontario and among the few in Canada opening in 2012.

Along with Target, Mackenzie Commons will also have Kohl’s, another American department store chain coming to Canada. For those unfamiliar with Kohl’s, it’s similar to Sears where they sell clothing, footwear, bedding, furniture, jewelry, beauty products, electronics, and housewares.

The following picture indicates the location of the main shopping centre, the supermarket, restaurants, and the big box stores. The buildings not marked are reserved for office space and other retail stores. Also indicated are the approximate 2,000 ground-level parking spaces (no underground parking whatsoever).

The main Shopping Centre will be one-storey comprised of over 530 shops.  Refer to the following image below.

  • Units which are highlighted in green colour represent access to water & drain usage – for hair salons and spas.
  • Yellow represents units with water, drainage, and a ceiling over the unit for extra privacy. Services such as a dentist office will require a unit with a solid ceiling.
  • By default units will have an open concept ceiling.
  • Food court is located at the far right bottom area.
  • A single unit is 200 square feet Net Area, 368 square feet Gross Area.
  • A double unit is 400 square feet Net Area, 718 square feet Gross Area.
